Conducted comprehensive inspection of 17-year-old Carrier furnace to assess safety and reliability. Major components (igniter, flame sensor, blower wheel/motor, draft motor) tested functional, however multiple holes were identified in the heat exchanger rendering the unit unsafe to operate. Combustion analysis results were acceptable, but heat exchanger deterioration appears age-related. Discussed replacement options with homeowner, including heat exchanger replacement versus full system replacement. Documentation provided for customer decision-making.
Performed scheduled maintenance on two Carrier furnaces (22 years old, model CM: 2025) per agreement. Completed thorough tune-up on both units, inspecting ductwork connections and verifying proper system operation. Equipment is aging but remains in good working condition; recommended continuing regular maintenance schedule.
Diagnosed issue with 20+ year old Slant Fin boiler experiencing continuous operation. Located short in thermostat wire between aquastat relay and main floor thermostat, confirmed through continuity testing. Performed comprehensive diagnostic testing including gas leak detection, heat pump and furnace operation verification, and CO level measurement with Testo 310 analyzer (readings: 0 ppm CO, 19.8% Oâ‚‚, 67.7°F stack temperature). Explained to customer that odor likely originates from manufacturing residues burning off during normal operation of new equipment.
Diagnosed and replaced faulty ignitor on 12-year-old AO Smith natural gas water heater. Restored hot water functionality for both domestic use and in-floor heating system. Unit now operating within normal parameters.
Installed new 1/2 HP garbage disposal with 5-year warranty in customer's kitchen sink, replacing existing unit while utilizing existing connections. The new disposal features removable splash guard, permanently lubricated sleeve bearings, cast stainless steel impellers, stainless steel grind ring, balanced turntable, balanced armature shaft, and factory-installed power cord.
Conducted follow-up inspection of toilet per customer's concern about unusual noises. Thoroughly examined previous repair work and checked for any leaks. No issues were identified during inspection; toilet is functioning properly.
Responded to no-heat service call for 2008 American Standard furnace. Diagnosed a crack on the right top burner extending past the crimp, confirmed via visual inspection with homeowner. Tagged unit as unsafe to operate and recommended immediate repairs. Noted the outdoor AC unit (American Standard, 1992) is also at end of life; customer expressed interest in full system replacement.

Due to unit age, recommended full replacement rather than repair. Customer approved installation of new 40-gallon atmospheric water heater, scheduled for Saturday afternoon.
Replaced 31-year-old water heater that had a compromised tank causing leakage and floor damage in bathroom area. Customer had proactively shut off water supply valve to prevent further leaking. New water heater installed in utility area with proper copper pipe connections and tested for functionality.
Responded to service call for AC not cooling. Diagnosed system with non-functional outdoor fan and inoperative blower motor. Due to unit's age (10+ years) and visible weathering, replaced both failed capacitor and blower motor, successfully restoring cooling operation.
Performed inspection of basement shower valve system per landlord's request. Identified two issues: hot and cold water lines are reversed, and hot water side has restricted flow. Took photographs of the installation and presented replacement options to customer.
