Responded to no cooling complaint with 5-degree temperature differential between thermostat setting and actual indoor temperature. Diagnosed 1999 air conditioning system with critically low R22 refrigerant charge. Due to age of equipment (24 years old), obsolete refrigerant type, and cost of R22, recommended complete system replacement rather than recharge.
Returned to complete kitchen faucet installation that was previously unable to be finished due to a seized set screw. Successfully removed the problematic set screw and installed new gold-finish high-arc faucet with side spray attachment on undermount stainless steel sink. All components tested and functioning properly upon completion.
Responded to warranty call for recently installed AC system not maintaining desired temperature. Added refrigerant to achieve proper charge levels and verified 16-degree temperature split with 65-degree return air and 49-degree supply air. Identified potential ductwork issues affecting system performance, with evidence of inadequate return air volume or possible return air leakage pulling unconditioned air into the system, which may be contributing to reduced cooling capacity.
Completed shower drain repair involving replacement of failed plastic drain components with metal parts. Installed new 2-inch shower drain assembly, 2-inch pipe section, and mission band coupling to restore proper drainage function. Performed partial drain rebuild up to 2 inches, addressing compromised sections while maintaining existing drain structure where possible.
Responded to no cooling complaint on 17-year-old residential air conditioning system. Upon arrival, confirmed outdoor unit fan operational but no cooling capacity and elevated indoor humidity levels. Performed diagnostic evaluation and identified burned out contactor preventing compressor operation. Replaced failed contactor and restored power to compressor. Conducted comprehensive system performance testing using digital manifold gauges to measure refrigerant pressures and electrical parameters. During testing, discovered compressor drawing abnormally high amperage, indicating potential compressor failure or system overcharge condition. Customer approved three-step leak detection process and will schedule estimate for system replacement.
Responded to no-power callback on heat pump system installed earlier this year. Upon arrival, discovered blown fuses at mini split disconnect and replaced them. Found outdoor coil heavily clogged with pollen accumulation, performed thorough coil cleaning to restore proper airflow. Inspected indoor ducted split air handler, verified temperature split across coil, and checked refrigerant line temperatures. All measurements confirmed system returned to normal operation with proper heating performance after fuse replacement and coil cleaning.
Responded to service call for inconsistent hot water production from an A.O. Smith ProMax tanked water heater over 20 years old. Upon inspection, confirmed unit was intermittently delivering hot and cold water, indicating heating element or thermostat failure consistent with age-related deterioration. Accessed unit through rear basement entrance and documented existing installation including copper supply piping, proximity to green boiler system with expansion tank, and overall mechanical room configuration. Responded to commercial water leak from bathtub shower drain. Upon inspection, identified worn-out gasket as source of leak. Attempted to remove drain assembly for repair but encountered resistance and was unable to complete removal with available tools. Documented conditions with photos. Scheduled return visit for Monday to complete drain removal and gasket replacement with appropriate equipment.
Completed preventative maintenance agreement service on a recently installed residential air conditioning system with no reported issues.
