Performed comprehensive preventative maintenance on dual furnace system. Cleared condensate drain line and trap of accumulated debris, verified all major components (inducer motor, capacitor, pressure switch, control board connections) functioning properly, and confirmed normal combustion with CO level of 11 ppm. Both units operating efficiently with moderate filter condition and no immediate concerns identified.
Successfully rebuilt vanity drain line, reconnecting all piping to the sink with new PVC P-trap assembly and verifying proper drainage after addressing the previously reported clog.
Responded to service call for clogged bathroom sink. Customer had attempted self-repair with snake but was unable to disconnect the trap arm. Upon inspection, removed threaded collar and replaced damaged PVC drain components including P-trap assembly and associated fittings. System now functioning properly with no leaks observed.
Responded to service call for leaking collector box on furnace. Removed and serviced collector box, installing new gaskets for both the collector box and inducer assembly. Cleared condensate drain lines and trap, then verified proper system operation through testing cycle.
Conducted site assessment for bathroom remodel project involving leaking ball valves. Inspected exposed wall framing, existing plumbing lines, and pressure control system that will require relocation during renovation. Identified shower head repositioning requirements and documented current infrastructure for upcoming service work.
Responded to service call for 24-year-old Burnham boiler with temperature control issues in one of three zones. Diagnosed and replaced seized power head on zone valve that was stuck in open position, causing zone to overheat (85°+) regardless of thermostat setting. Noted two additional aging power heads requiring replacement, leaking gate valves at drains, leaking pressure relief valve, and 1ppm CO leak at lower left boiler jacket seal. Client enrolled in rewards program.
Performed furnace tune-up on both HVAC systems as per maintenance agreement. Changed all air filters and replaced the Aprilaire humidifier pad. Both furnaces (including the Rheem unit) were inspected and confirmed to be operating properly with no issues identified.
Performed diagnostic assessment of furnace system upon homeowner's request for second opinion regarding burner and blower wheel cleaning. Inspection revealed burners in good condition requiring no cleaning, while blower wheel required maintenance. Completed thorough cleaning of blower wheel assembly, reinstalled components, and verified proper system operation through functional testing with clamp meter.
Air conditioning tuneup complete. Both systems are working well with no issues. Filters replaced today.
