Completed annual plumbing inspection of residential property. Inspected Richmond Integra water heater installation, verified proper operation of temperature/pressure relief valve and discharge piping, confirmed copper supply and outlet connections are secure with no visible leaks, and documented unit condition with photographic records for maintenance history.
Responded to gas leak behind range that had been located by utility company. Upon inspection, discovered small leak at fitting just below flare whip connection. Tightened fitting, applied new pipe dope, and reattached whip. Verified repair with electronic leak detector showing no further leaks. Inspected opposite side of whip assembly including shutoff valve and copper flare connection, finding additional small leak at fitting below flare whip. Tightened fitting, applied new pipe dope, and reattached whip. Conducted final leak detection testing with ELD on all connections, confirming all repairs leak-free and system safe for operation.
Replaced faulty gas valve with universal pilot, HSI, or spark ignition compatible gas valve (Auer Steel Plymouth-239838-001). Performed leak test to verify all connections were secure, set gas pressure to manufacturer specifications, and confirmed proper system operation upon completion.
Responded to report of gas odor in basement near furnace. Upon arrival, conducted thorough investigation and identified gas leak at burner orifices. Inspection revealed that while orifices were properly seated, the gas valve was failing to close completely, allowing gas to pass through the manifold and escape from all three burner orifices. Utilized gas detection equipment to confirm active leakage and performed comprehensive safety check of all surrounding fittings, joints, and valve body connections to rule out additional external leak points. No other leaks were detected at this time. Due to safety hazard, immediately shut off gas supply to the unit, placing heating system out of service until necessary repairs can be completed. Documented findings with photographs showing equipment location and valve assembly. Parts request submitted to determine warranty eligibility and obtain replacement gas valve specifications.
Responded to service call regarding customer-supplied water softener installation where outdoor faucets were not bypassing the system, resulting in softened water at exterior spigots. Upon inspection, confirmed that the water softener was plumbed upstream of the outdoor faucet connections, preventing hard water delivery to exterior hose bibs as desired. Provided repair estimates to reconfigure the plumbing system to properly bypass the softener for outdoor water access.
Conducted tune-up on 19-year-old FA furnace including inspection of venting, exhaust flue, heat exchanger (via camera), burners, blower, inducer, pressure switches, safety and limit switches, flame sensor and igniter. Verified gas pressures, combustion air, and system cycling. Found high resistance in ignitor and noisy inducer operation requiring replacement. System currently operating normally despite these issues.
Responded to no-heat service call for 20+ year old forced air furnace that was only producing clicking sounds. Diagnostic inspection revealed failed inducer motor. Due to equipment age and component failure, recommended and completed replacement of entire unit rather than repairing the obsolete system.
Performed AC tune-up on Lennox system and discovered two significant issues: refrigerant leak with low R22 levels and a cracked heat exchanger with missing igniter. Recommended full system replacement due to age of equipment and safety concerns with the compromised heat exchanger.
This system is operating well with no issues. The homeowner wasn’t sure the heat pump was programmed right and wanted to be sure it was. He is going to have excel come and retrieve the saver switch that is unhooked.
