Performed comprehensive HVAC tune-up on 5-year-old furnace reported to have previously failed a combustion safety test. Inspection revealed extremely corroded and rusty burners contributing to high CO readings. Thoroughly examined heat exchanger (showing some rust but no cracks or holes), verified normal gas pressure, and confirmed proper operation of inducer and blower motors. Cleaned condensation trap and inspected flue pipe with no issues found. Replaced deteriorated burners to resolve the combustion safety concern and ensure proper system operation for the heating season.
Replaced deteriorated outdoor hose bib and remediated leaking copper piping in the plumbing system that was causing water intrusion between floors. Cut out damaged copper section, installed new piping connections, and secured a loose toilet with silicone sealant to prevent further leakage issues.
Diagnosed and repaired Kinetico water softener that was overflowing from brine tank during regeneration cycle. Serviced 10+ year old unit, resolving overflow issue with the discharge/overflow hose to restore proper system function.
Responded to no heat call for 7-year-old Lennox furnace with error code 31. Diagnosed communication failure between S30 thermostat and furnace communication box. Implemented temporary repair by connecting loose wires to common terminal on furnace to restore functionality. Informed customer that thermostat is under recall and recommended replacement with S40 model. Quote for permanent replacement to follow.
Addressed customer concern regarding tub spout installation that was protruding 1/4-1/2 inch from wall. Repositioned and secured the previously installed chrome tub spout to sit flush against the tiled bathroom wall, ensuring proper fit and function.
Responded to a service call regarding a leak under bathroom sink. Upon inspection, determined the Grohe lavatory faucet was leaking from a non-repairable location. Completed installation of a new lavatory faucet, resolving the issue.
Completed scheduled furnace tune-up on 17-year-old unit. Identified gas valve leakage and signs of inducer motor failure. Recommended system replacement due to advanced age and multiple critical component issues.
Performed conversion of double vanity plumbing to single vanity configuration. Removed existing double sink setup and reduced water supply and drain connections to accommodate new centered single vanity installation. Properly adjusted supply valves and drain plumbing to ensure proper function and compliance with plumbing code.
Responded to warranty service call regarding an improperly secured condenser unit installed in December. Upon inspection, confirmed wall bracket anchors had released, causing the unit to become unstable and at risk of falling from its wall-mounted position. Completed installation correction form and documented need for install crew to return with proper mounting hardware to secure the condenser safely to the building.
Responded to a service call for a non-functional main water shut-off valve. Inspection revealed the valve was completely frozen in position, preventing proper water control required for city meter replacement. After assessment, scheduled a return visit with city personnel to access the curb stop for complete replacement of the main shut-off valve assembly.
04/07/25 Rob J II Customer has a leak coming from the upstairs tub. We found that the waste and overflow is leaking from the bottom of the tub. Today we replaced the entire brass section of the waste and overflow and reconnected to the original drain piping and trap. Checked for leaks; no leaks were detected.
