Responded to emergency call for water leaking into furnace from condensate system. Diagnosed issue as improperly installed condensate trap that wasn't secured to the furnace. Repaired by properly sealing the connection between the trap and threaded 90-degree fitting, then securely fastened the trap to the furnace to prevent future leakage.
Responded to no-heat service call on LP furnace. Diagnosed inducer motor failure (locked up) which was preventing pilot ignition, indicated by three flashing error code. Successfully freed seized inducer motor, restoring furnace operation temporarily. Customer advised of likely recurrence; recommended inducer replacement and submitted parts order to be approved by customer.
Responded to no heat complaint on 21-year-old Amana furnace. Diagnosed short flame cycle issue caused by dirty flame sensor, which was thoroughly cleaned resulting in proper ignition and sustained operation. Performed comprehensive system inspection revealing potential failure points including corroded inducer motor seal, leaking collector box seal, and beginning collector box leakage. Recommended replacement of inducer motor and collector box to prevent future system failure.
Conducted routine maintenance on 7-year-old LP Lennox furnace, including cleaning flame sensor, verifying proper condensate drainage, and inspecting heat exchanger. System started properly with 50° temperature rise; noted recently replaced burners (4-5 years ago) were clean and all electrical components checked out during inspection. Visual examination revealed some deterioration of pipe surface and potential corrosion around heat exchanger opening.
Responded to service call regarding water leakage from Lennox furnace. Diagnosed cracked collector box at the threaded drain connection point. Applied temporary repair with additional thread tape to minimize leaking until parts arrived. Upon return visit, removed damaged collector box, installed new replacement unit, reconnected condensate trap, and verified system operation. Confirmed no further leaks and proper furnace function after repair.
Responded to no heat complaint on recently installed unit. Diagnosed low pressure lockout due to pressure switch failure (error code 255). Determined water accumulation in exhaust venting crossing over finished ceiling and under four seasons room is preventing proper operation of second stage heating. Temporary repairs unsuccessful; recommended return visit with additional assistance to access and re-pitch exhaust pipe requiring removal of plywood sheeting from floor outside the four seasons room.
Completed furnace tune-up on 1-year-old Lennox system. Verified clean filter and balanced blower, inspected electrical components and heat exchanger with all within specification. System demonstrated proper operation with temperature rise of 55 degrees and appropriate gas pressure during 15-minute test run. Unit is functioning correctly with no issues identified.
Performed routine maintenance on an older Amana furnace, confirming all components operating within specifications. Inspected Pioneer mini split system reported to have error codes; system functioned properly during both heating and cooling mode testing with no error codes observed. Diagnosed non-functioning humidifier, identifying faulty solenoid valve (120V installed, 24V required); created parts order for correct replacement solenoid.
Responded to customer call reporting unresponsive thermostat with blank display. Diagnosed non-functional Armstrong Air communicating thermostat. Retrieved and installed compatible S40 replacement unit, verified proper system recognition, connected to customer's mobile device, and confirmed proper heating system operation.
Responded to service call for Lennox furnace with water leakage. Diagnosed cracked threads at collector box drain connection causing water to leak onto floor. Applied temporary repair with additional thread tape to minimize leakage until replacement collector box arrives. Parts order submitted; return visit scheduled to install new collector box.
Performed standard maintenance tune-up on 9-year-old Armstrong Air high-efficiency furnace, inspecting all components and finding system in good working order. Discovered and corrected a 75% closed damper to improve airflow to upstairs bedroom and bathroom. Customer declined additional services including duct cleaning and comfort advisor consultation despite concerns about airflow and an aging AC unit.

Responded to no heat call on 30-year-old Amana furnace. Diagnostic testing confirmed heat exchanger was intact but gas valve had failed despite receiving proper 24V signal. After discussing equipment age with customer, replaced defective gas valve to restore heating function.
Responded to no heat call for 7-year-old furnace. Diagnosed inducer motor filled with water due to disconnected exhaust termination outside. Drained water from inducer motor assembly and reattached exhaust termination. System tested and resumed normal operation with no further issues.
Responded to no-heat complaint where Lennox thermostat displayed "Service Urgent" error with Alarm ID: 38 "Not Heating When Requested." Diagnosed faulty inducer motor operation caused by animal intrusion (squirrel) preventing rotation. Removed obstruction, cleaned components, and restored normal furnace operation. Additionally repaired leaking condensate drain by applying silicone sealant and securing with proper hanger support. System now heating properly with condensate draining correctly.
Diagnosed 20-year-old Lennox FA furnace with no heat showing error code 4+1. Found gas valve failing to open consistently and inducer motor exhibiting noise during operation. After multiple ignition attempts, confirmed intermittent gas valve operation as primary issue. Recommended replacement of both gas valve and inducer motor, with gas valve being priority. Scheduled service advisor to provide quote for complete furnace replacement.
Responded to a no heat complaint on a 1-year-old unit at a rental property. Diagnostic testing revealed no gas flow to the system. Upon inspection of the gas meter, discovered it had been manually closed with a zip tie installed. Removed unauthorized zip tie to restore gas supply, after which the heating system functioned normally with no operational issues detected.
Responded to no heat service call for hydronic heating system with mini boiler. Diagnosed low water level and contaminated system fluid showing brown discoloration. Performed system flush to remove sediment, refilled with clean water, and verified proper circulation.
