Performed thorough inspection of indoor air handler including filter condition, condensate drain operation, blower motor function, electrical wiring integrity, and all related components with satisfactory findings. Verified proper temperature split across evaporator coil within manufacturer specifications. Conducted complete outdoor condenser unit inspection including coil cleanliness assessment, capacitor testing, and visual examination of all mechanical components. Responded to a water leak originating from the kitchen area with suspected dishwasher involvement. Upon inspection, identified the water inlet valve on the dishwasher as the source of the leak. Shut off the water supply to the dishwasher and disconnected the faulty waterline to prevent further water damage. The existing dishwasher will be replaced by the homeowner with a new unit.
Responded to a water leak emergency in the crawl space where the main water line enters the home. Upon arrival, the water supply was already shut off. Located a pinhole leak in 3/4" copper piping between the main crawl space and equipment room. Removed the damaged section and replaced approximately 3 feet of copper pipe with new material, installing four fittings to complete the repair. Tested the system for proper operation and verified no additional leaks were present before restoring water service to the residence.
Responded to bathtub overflow leak in main bathroom. Upon inspection, found the overflow assembly was loose and causing water seepage. Tightened the overflow assembly and performed leak test by running water over the overflow—no leaks detected. Installed new overflow cover to replace the old unit. Additionally, inspected three lavatory faucets on the main floor. Identified that one lavatory faucet requires cartridge replacement and another needs silicone reapplication around the pop-up drain assembly. Completed leak testing on all inspected fixtures and left operational faucets in service.
Responded to leaking overflow pipe on 11-year-old 50-gallon electric water heater. Upon arrival, water supply to home had been shut off by homeowner. Diagnosed faulty temperature and pressure relief valve as source of leak. Replaced defective T&P relief valve with new unit, restoring proper safety function and eliminating leak.
Responded to no-cool condition on 14-year-old residential air conditioning system. Upon inspection, diagnosed failed capacitor preventing outdoor fan operation and found condenser coils heavily soiled with dirt and debris.
