Diagnosed homeowner's no-heat complaint and found a non-functioning smart thermostat despite proper power supply to the unit. Determined the thermostat control board was failing and installed a new S40 thermostat. System is now operating properly with both zones functioning as designed on the 2016 Lennox natural gas furnace.
Responded to call for RS12-4 condensing boiler (LP, 4 years old) displaying overheating code and shutting down after only 10 seconds of operation. Inspection revealed blocked combustion air intake with debris and a bumblebee obstructing proper airflow. Preliminary diagnosis indicates possible scaling on heat exchanger per manufacturer's technical information. Unit was powered off for safety as heat exchanger temperature was excessively high. Return visit scheduled to perform full diagnosis with manufacturer technical support and determine if descaling procedure is required to restore proper operation.
Diagnosed and repaired no heat condition on recently installed furnace. Found two issues: improperly pitched exhaust piping was corrected by cutting and re-gluing with proper slope back to unit, and cleared blockage in condensate drain system that had caused inducer motor to fill with water. Restored proper drainage and verified normal heating operation after repairs.
Responded to a no-heat call for an 80's era furnace blowing cold air. Upon arrival, system was locked out due to overheating with supply air temperatures approaching 150°. Diagnosed severely restricted airflow with almost 1" WC static pressure on return side and minimal static on supply side. Found only two functional returns throughout home, multiple closed vents, and heavy dust accumulation in ductwork. Reset system, opened basement vents, verified all supplies were open, and inspected burners (found crusty). Noted system using cooling wire on blower for heating due to furnace running hot. Verified proper gas pressure, correct orifice, and functioning blower capacitor.
Performed standard oil furnace tune-up including nozzle replacement and filter change. Inspected capacitor and found it in working condition. Identified and addressed oil leak at filter housing by replacing filter and gaskets, with no residual leakage observed after repair. Advised customer that oil tank gauge readings appear inaccurate, though customer is aware of current oil levels.
Completed annual furnace tune-up on 9-year-old system as part of 2x yearly recurring service agreement. Performed comprehensive inspection of heating components including examination of evaporator coil condition and electrical connections. All systems functioning properly with no issues identified.
Diagnosed heating system failure in white boiler with no flow to house. Identified multiple issues including a stuck floor control valve, faulty pressure gauge, and possibly malfunctioning ball valve near circulator pump. Replaced pressure/temperature gauge, freed up control valve to restore water flow, and installed relief valve. System was properly pressurized and bled out; however, circulation issues persisted despite pump appearing operational. Recommended expansion tank replacement and auto fill system upgrade from filter trial to conventional configuration. Scheduled follow-up service with boiler specialist for further diagnosis.
Responded to a return service call to install a relief valve on customer's boiler system. Successfully installed the relief valve and performed a complete system bleed, but noted the boiler was still overheating due to poor water circulation. Inspection revealed the circulator pump was operational but ineffective, with a potentially defective ball valve above the pump that may have a broken shaft preventing proper opening/closing. Recommended further diagnosis by a boiler specialist.
Responded to service call for a leaking piercing valve on a 3/8" hot water line that was failing to shut off after HVAC contractor removed an old humidifier. Removed the defective piercing valve and repaired the damaged section of copper piping using a SharkBite coupling to restore proper system operation.
Diagnosed 20-year-old boiler system not producing heat due to overheating from insufficient water circulation and a leaking relief valve. Opted against adding water to the hot cast iron boiler to prevent damage. Ordered new relief valve and recommended system bleeding to restore proper circulation, with contingency plan for possible circulator pump replacement if needed.
Diagnosed 22-year-old York furnace with no heat issue. Found inducer draft motor seized, running hot, and collector box cracked. Recommended replacement of both draft inducer motor and collector box due to age and condition of unit.
Performed furnace burner assembly replacement. Installed new burners after identifying corrosion and rust on the existing assembly. Completed comprehensive verification of inlet gas pressure and both stages, checked terminations, and conducted performance testing to ensure proper burner operation.
Diagnosed furnace no-heat issue caused by malfunctioning burners. Performed temporary cleaning and manually assisted ignition to restore heating function. Ordered replacement burner assembly as existing components were not reliably self-igniting.
Performed annual furnace tune-up on 10-year-old FRP unit. Conducted comprehensive maintenance including flame sensor cleaning, electrical component testing, filter replacement, and condensate hose verification. Visual inspection of heat exchanger showed no issues. All systems functioning within manufacturer specifications.
Completed biannual furnace tune-up maintenance on two Amana heating units. Services performed include cleaning flame sensor, electrical testing, verification of clear drain lines, and combustion analysis (measured readings: CO 25P, CO2 9.0%, XAIR 52.8%). All systems functioning properly with parameters within specifications. Customer's filter was recently replaced and still in good condition.
Performed scheduled bi-annual furnace maintenance on two Amana units. Services included cleaning flame sensor, testing electrical components, verifying clear drain lines, and conducting combustion analysis (CO 25P, CO2 9.0%, XAIR 52.8%) - all readings within specifications. Filter was relatively new and did not require replacement. Both furnaces are operating properly with no issues detected.
Performed scheduled semi-annual maintenance on furnace system. Diagnosed and resolved issue with non-responsive garage heater thermostat through inspection and reinstallation. Installed customer-provided replacement thermostat in garage. Completed comprehensive furnace maintenance including verification of proper temperature rise, drain cleaning, and component inspection. Recommended duct cleaning service due to extended period since last cleaning, which was subsequently scheduled.
Friends and family inspection home was in beautiful condition. Everything looked great.
I was called to a home to repair an electrical issue. The homeowner reported that the lights in their home were flickering and the power was intermittently going out. I arrived at the house and began to investigate the problem. I found that the electrical panel was overloaded and needed to be replaced. I replaced the panel and tested the system to ensure that it was working properly. The homeowner was very grateful for my help and was relieved that the problem was resolved.
