Responded to no cooling condition on multi-zone Daikin HVAC system where unit was running but delivering warm air. Upon diagnosis, identified failed zone control board with missing terminal clip causing two zones to be improperly tied together. Replaced defective zone board and restored proper system operation.
Responded to a no cool call and performed system inspection. Found the outdoor condenser coils heavily impacted with dirt and debris, preventing proper unit operation. Thoroughly cleaned the condenser coils to restore adequate airflow and heat transfer. Upon arrival, property was reported to have 2 thermostats and 2 zones; however, inspection revealed the system actually consists of 4 thermostats controlling 4 separate zones. Performed comprehensive system diagnostics including refrigerant pressure readings, capacitor testing, and contactor inspection. All electrical components and refrigerant levels were found to be operating within manufacturer specifications. Reset the system and cycled through all four zones to verify proper operation of each thermostat and corresponding zone. All zones responded correctly and achieved proper cooling. Confirmed air filters had been recently replaced and provided maintenance recommendation to continue filter replacement every 3 months to prevent
Completed comprehensive tune-up on Goodman furnace and air conditioning system. Inspected furnace filter which was in good condition; recommended upgrading to correct size filter with reinforced frame for improved performance. Performed full furnace safety and operational check—unit operating properly and safely with all components functioning within specifications. Completed air conditioning tune-up with limitations due to 40-degree outdoor ambient temperature, which prevented achieving optimal high-side pressure readings of 250 PSI during testing. Advised homeowner that low outdoor temperature affects refrigerant pressure testing accuracy and to contact for follow-up if any cooling issues arise during warmer weather. Inspected all AC components including condenser unit, refrigerant lines, electrical connections, and controls—all other system components found in excellent condition with no deficiencies noted. Both heating and cooling systems cleared for operation.
Replaced non-functional garbage disposal unit that had failed due to age. Removed existing disposal from under-sink mounting assembly, disconnected electrical wiring and drainage connections, and installed new disposal unit with proper plumbing connections and electrical hookup to restore full functionality to kitchen sink waste system.
Completed final visit for Fernox chemical treatment on hydronic heating system. Performed comprehensive system flush of all loops and main piping network. Applied Fernox Protector corrosion inhibitor to system. Cycled Grundfos circulator pump and verified proper operation of boiler, expansion tank, and all zone valves. Confirmed system temperatures are within normal operating parameters and all components functioning correctly.
Responded to callback regarding previously serviced boiler system where customer reported continued operation issues and worsening pump noise. Upon inspection, determined circulation pump required complete replacement rather than repair. Scheduled return service appointment to install new pump and restore proper system function.
Completed extensive boiler system repairs including replacement of a leaking cartridge air eliminator on the boiler, removal and replacement of a leaking air separator on the primary loop, and installation of a new circulator pump for domestic hot water due to grinding in the previous unit. System was thoroughly flushed across all loops to address discolored water with odor, followed by Fernox treatment, air purging, and operational verification; noted non-functioning Taco pump at indirect tank requiring future replacement.
Responded to no-heat emergency call where system displayed error code. Diagnosed issues with hydronic heating system including visible water leak at blue valve connection and rust streaks on pressure tank. Attempted temporary repair to restore heat; system requires comprehensive service including replacement of circulator pump and remediation of copper pipe corrosion at multiple connection points.
Conducted follow-up inspection of boiler system after previous service recommendations. Identified air infiltration issues causing component damage. Performed necessary repairs including replacement of air separator, primary pump, and air eliminator on the boiler. Applied Fernox treatment to system to prevent future air-related problems and extend equipment life.
Responded to no heat/hot water call for HTP boiler system. Diagnosed failed ignition sequence and identified leaking at copper valve assembly showing significant oxidation. System requires replacement; recommended customer speak with comfort advisor regarding options.
Diagnosed and successfully re-lit natural gas water heater that had pilot light failure, resolving customer's no hot water issue. Visual inspection confirmed proper ignition and operation before departure, restoring hot water service to the residence.
Responded to service call for non-functional upper level heat and system noise. Found low water pressure causing excessive wear on primary pump and air-locked zone pumps. Added water to system, purged air from loops, and restored proper pump operation. Set system pressure to 17 psi. Noted discolored water with oxygen bubbles throughout system. Recommended Fernox Treatment and replacement of primary pump due to wear.
Responded to client's report of partial heat issue with boiler system that serves in-floor radiant heating. Inspected the zoned hydronic system with multiple Taco circulators mounted on plywood backing, verifying thermostat function for two problematic zones. Confirmed both thermostats properly engage their respective pumps and that supply/return lines feel warm when called. Due to complexity of the multi-zone installation with numerous valves and copper distribution piping, scheduled follow-up visit with senior technician for further diagnosis as immediate cause of inadequate heating in upstairs bedrooms could not be determined.
Performed emergency service to decommission and properly secure a natural gas line for customer's conversion from gas to electric appliance. Inspected existing copper gas supply, identified tee connection, and implemented proper termination by installing flared fittings with caps. Verified complete elimination of leaks using TOPTES gas leak detector throughout mechanical room and adjacent piping infrastructure.
Responded to a no-heat service call for a downflow furnace that was cycling on but shutting down prematurely due to pressure switch issues. Identified water in the inducer assembly caused by a condensate line clogged with PVC shavings from installation. Cleared the blocked drain lines, removed water from inducer, and restored normal heating operation. Discussed future improvements including new lineset installation for AC issues, thermostat relocation, and proper mini-split positioning in 4-season room.
Responded to customer follow-up regarding incomplete installation of tankless water heater. Completed the required termination of exhaust venting by properly installing and securing the two PVC vent pipes on exterior wall with appropriate vent caps. All ventilation is now properly terminated according to manufacturer specifications and local code requirements.
Completed installation of two Bradford White 40-gallon tall atmospheric natural gas water heaters and two cabinet-style water softeners with inline carbon filters. Installed complete connection assembly including press dielectric unions, press ball valves, gas regulators, and new electric anode rods. All units were properly mounted and secured with threaded rod support system, and a Tru Gap air gap was installed per code requirements.
Completed water heater estimate for a duplex with two leaking 40-gallon gas water heaters sharing a single exhaust vent (non-code compliant). Recommended replacement of both atmospheric water heaters with appropriate units for the confined space. Also recommended installation of water softeners to address municipal water quality issues (high magnesium) and carbon filters to improve taste and odor.
Responded to service call for a 2-year-old Lennox HVAC system experiencing refrigerant leakage issues (requiring 3 refills since installation) and an improperly installed mini-split unit. Discussed repair options including leak detection and repair, leak sealer application (noted 50% success rate for small leaks only), or complete system replacement. Customer will contact builder regarding warranty coverage for the leak repair and schedule relocation of the mini-split head unit to the correct position.
This in floor heating system is now operating properly. Leaking Air separator replaced today.
