Responded to cooling efficiency complaint on recently installed system unable to maintain setpoint of 69°F, with indoor temperature reaching 74°F and unit running continuously. Homeowner reported basement vents closed but main floor struggling to reach desired temperature, an ongoing issue since installation. Performed comprehensive system diagnostics including thermostat operation, air handler inspection, temperature split measurement, air filter condition, blower speed verification, outdoor unit assessment, and refrigerant level check. All components found operating within normal parameters. Adjusted blower speed to lower setting and added refrigerant to system to optimize cooling performance. Advised homeowner to monitor system performance and contact for follow-up if cooling efficiency does not improve.
Responded to bathroom sink leak causing water infiltration into parking garage below the unit. Upon investigation, accessed the vanity cabinet and identified a failed mission band coupling behind the wall connecting to the sink drain assembly. Extensive water damage was evident, including deteriorated drywall, mold growth, and debris accumulation within the cabinet interior. Removed damaged section of wall to expose the defective mission band fitting, which showed signs of corrosion and failure at the connection point. Replaced the compromised mission band and associated piping with new components to restore proper drainage function and eliminate the leak source. Documented the extent of water damage and mold contamination present in the wall cavity and surrounding materials for further remediation consideration.
Responded to callback for fan continuously running following preventative maintenance tune-up. Diagnosed fan coil relay stuck in closed position, causing blower to run regardless of thermostat input or system calls. Replaced defective relay with new unit, restored proper fan operation with normal cycling based on thermostat commands.
Completed air conditioner tune-up maintenance in conjunction with water heater installation. Identified and replaced weakening capacitor on condenser fan motor and faulty furnace door safety switch to ensure proper system operation and safety compliance.
Completed comprehensive preventative maintenance agreement service on multi-unit HVAC system including rooftop condensing units and attic-mounted air handler. Performed standard tune-up procedures, inspected refrigerant lines and connections, verified blower wheel operation, and documented equipment condition with no issues found requiring immediate attention.
Installed 6 feet of new copper gas line to supply HVAC equipment. Ran gas line from existing connection point through utility area, secured piping with appropriate straps and supports, and completed all connections with brass fittings and shut-off valve per code requirements.
Completed preventive maintenance tune-up on rooftop Payne air conditioning unit containing R22 refrigerant. Performed comprehensive system inspection with diagnostic testing revealing elevated temperature readings and potential refrigerant charge concerns. Unit currently operational but showing signs of age including exterior corrosion on mounting platform and weathering on condenser components, with customer planning future replacement and declining quote at this time.
Completed scheduled AC maintenance and tune-up on rooftop R-22 system. Inspected filter which had been recently changed and found in acceptable condition. Performed diagnostic testing using manifold gauges and amp meter, revealing slightly low refrigerant pressures indicating possible undercharge. Observed multiple supply vents intentionally blocked with styrofoam sheets, which may be contributing to abnormal pressure readings and affecting system performance. Unit currently operating with 16-degree temperature split. Inspected electrical components including capacitor and contactor, both found in functional condition. System operational at conclusion of service visit, though low refrigerant charge may require attention in future.
Conducted phone follow-up regarding ChargePoint Home Flex CPH50 (SN: 2528C2014947) WiFi connectivity issue for 2023 Hyundai Ioniq 5. Charger displays green lights indicating connection, but not registering with Xcel Energy system despite homeowner's multiple reboots and WiFi reconfigurations. Provided troubleshooting steps including cycling breaker power for several minutes, reconnecting to WiFi network, and removing/re-adding charger to account. Advised homeowner to contact ChargePoint technical support for warranty replacement if issue persists after completing recommended troubleshooting procedures.
Responded to no cooling complaint on 19-year-old Comfortmaker air conditioning system with indoor fan running continuously despite thermostat set to auto mode. Upon arrival, discovered outdoor unit breaker in off position; restored power and unit immediately resumed operation. Performed comprehensive system evaluation revealing capacitor reading out of manufacturer specifications on compressor terminal and electrical contactor showing moderate pitting on contact points. Measured refrigerant charge within acceptable range, confirmed both condenser and evaporator coils clean, documented elevated starting amperage with normal running amperage, and verified proper system performance with 22-degree temperature split across evaporator coil. Discussed equipment condition, available repair options, and system longevity considerations with homeowners given age of unit and identified component wear.
Responded to no cooling complaint and found system low on R410A refrigerant. Added two pounds of refrigerant to restore proper charge levels and injected UV dye into the system for leak detection. System returned to operational status. Follow-up visit required to perform thorough leak search using UV light once dye has circulated through the system.
Performed annual AC tune-up on 10-year-old rooftop condenser unit with ceiling-mounted fan coil. Cleaned condenser coils of cottonwood debris and tested system refrigerant levels, which measured lower than previous year's readings despite recharge performed last season, confirming suspected refrigerant leak. Scheduled follow-up appointment for new system replacement estimate.
Performed partial annual maintenance on split system with ceiling-mounted air handler. Cycled system from thermostat and confirmed blower motor operation and cooling functionality. Verified proper blower speed settings for cooling mode, confirmed clean filter installation, and assessed adequate airflow through indoor unit. Unable to complete outdoor unit inspection as rooftop access was locked and building maintenance personnel unavailable. Follow-up visit required during weekday hours to complete remaining maintenance on condensing unit.
Completed comprehensive air conditioning tune-up on ductless mini-split system. Inspected all system components including compressor, electrical connections, and capacitor operation. Filter was found in satisfactory condition; provided replacement filter for future use. Upon inspection, identified dual capacitor showing signs of wear and approaching end of service life. Recommended preventive replacement to avoid potential system failure during peak cooling season. Provided written quote for capacitor replacement. System equipped with CoreSense diagnostics for Copeland scroll compressor monitoring. All electrical connections secure, refrigerant levels within specifications, and unit operating within normal parameters. Left maintenance program information for homeowner review.
Installed quick connect fitting for outdoor grill by removing existing bushing and plug from 1/2" gas stop that was previously stubbed out. Connected galvanized nipple to customer-provided quick connect fitting and performed leak test for 10 minutes with gas valve open, confirming no leaks present. Tested all burners for proper operation and left grill in service.
Completed annual preventative maintenance cooling visit on rooftop air conditioning unit. Performed comprehensive AC tune-up including system inspection, installed new 1" air filter, and verified operational performance. Unit is operating properly with an 18-degree temperature differential across the evaporator coil. Subcooling measurements were slightly elevated but remain within acceptable operational parameters and do not indicate any immediate system concerns at this time.
Completed annual air conditioning maintenance and tune-up on rooftop AC system. Replaced air filter and performed comprehensive system inspection including blower motor, evaporator and condenser coils, capacitor, contactor, electrical wiring, and refrigerant charge levels. All components found to be in good working condition with proper refrigerant levels and operational parameters verified, confirming system is fully operational and ready for cooling season.
Completed annual preventive maintenance on two Bryant air conditioning systems with R-410A refrigerant. Performed comprehensive inspection of both condensers including filters, thermostats, temperature splits, condenser coils, motors, capacitors, compressors, refrigerant levels, and condensate drains. All components tested within normal operating parameters with ambient temperature at 58 degrees. Additionally replaced humidifier pad per homeowner request. Both systems confirmed operational and ready for cooling season.
Completed comprehensive 8-12 point air conditioning tune-up and preventative maintenance service for agreement member.
